Here’s what I actually walk sellers through before we put a sign up, in order:
- Declutter first, decorate never. Clear countertops, closets that aren’t packed solid, and anything that makes a room feel smaller than it is. Buyers need to picture their stuff in your space, not admire yours.
- Fix the small stuff you’ve been ignoring. The squeaky door, the caulking in the bathroom, the burnt-out bulb in the hallway. None of it is expensive, and all of it shows up in a buyer’s mind as “what else did they not take care of?”
- Deep clean everything, including the stuff no one shows up for. Baseboards, window tracks, the inside of the oven — it’s the difference between a home that feels cared for and one that just looks fine in photos.
